Dedicated Senior Advisor

One firm. Every stage of the journey.

Most property investors end up piecing together their team as they go — a buying agent here, a letting agent there, an accountant who may or may not understand property structures. Every handoff is a risk. Every gap is an opportunity for something to fall through.

Rizelle was designed to close those gaps. Our six service lines cover every stage of the property investment lifecycle, and they are built to work together. When your acquisition advisor, portfolio manager, estate manager, and finance specialist are all in the same room, decisions get made faster, more coherently, and with fewer costly mistakes.

You will have a named senior advisor as your primary contact throughout. No call centres, no junior handoffs, no starting from scratch every time you have a question.

Six ways we work for you

Investment Acquisition

Residential & Commercial

The best investment properties are rarely found on Rightmove. The deals that generate superior long-term returns are sourced through relationships, local knowledge, and the credibility to move quickly when an opportunity arises. This is where we start.

Our acquisition service begins with a detailed brief: your investment objectives, capital available, preferred asset class, required yield, and risk appetite. We then conduct an active, targeted search — drawing on our network of agents, developers, administrators, and institutional vendors to surface opportunities that match your criteria before they reach the open market.

Every property we shortlist is accompanied by a full due diligence package: comparative market analysis, independent yield modelling, structural and legal summaries, and a clear recommendation. We negotiate on your behalf, manage the legal process, and remain involved through to practical completion.

  • Personalised acquisition brief and investment criteria document
  • Access to off-market and pre-market deal flow
  • Full due diligence report on every shortlisted property
  • Independent yield and total return modelling
  • Negotiation and offer management on your behalf
  • Legal process oversight through to exchange and completion
  • Post-acquisition handover to estate or portfolio management
  • Ongoing access to new deals matching your profile
Ideal for

Investors looking to build or grow a UK property portfolio, including first-time buy-to-let investors, experienced landlords expanding their holdings, and family offices seeking curated residential or commercial assets. Also suitable for overseas buyers seeking a trusted UK partner.

Portfolio Management

Strategic Oversight

Owning multiple investment properties without a coherent strategy is like running a business without a plan. Rents may be collected, maintenance may be handled, but the overall portfolio drifts — accumulating the wrong assets in the wrong locations at the wrong time in the market cycle.

Our portfolio management service provides the strategic layer that most landlords lack. We analyse your portfolio as a whole — assessing performance against benchmarks, identifying underperforming assets, and modelling how additions, disposals, or refinancing could improve your overall position.

You will receive a detailed quarterly performance report covering rental yield, capital value movements, vacancy rates, maintenance costs, and a forward-looking strategic commentary. We meet with you formally twice a year to review the portfolio and update your investment strategy in light of market conditions.

  • Full portfolio audit and baseline performance report
  • Quarterly written performance reports
  • Bi-annual strategy review meetings
  • Asset-by-asset yield and capital growth tracking
  • Disposal and acquisition recommendations
  • Refinancing and debt structure advisory
  • Sector and location risk assessment
  • Benchmarking against comparable market indices
Ideal for

Landlords with two or more investment properties who want professional oversight without necessarily changing their existing letting or management arrangements. Also ideal for investors who have accumulated properties organically and want to bring coherent strategy to a fragmented portfolio.

Estate Management

Full-Service Management

A property is only as valuable as its management. Voids, arrears, deferred maintenance, compliance failures, and poor tenant relations destroy yield and capital value more reliably than any market downturn. Good management prevents all of them.

Our estate management service is comprehensive and genuinely hands-off for you. Priya Khatri and her team take on complete operational responsibility for your property: finding and vetting tenants, drafting and managing tenancy agreements, collecting rent, coordinating maintenance and repairs, managing contractors, ensuring full regulatory compliance, and providing detailed monthly financial statements.

We do not use a call centre. Your tenants have a named contact. Your properties have a named manager. Problems are resolved promptly, professionally, and with your long-term asset value always in mind.

  • Tenant find, referencing, and vetting
  • Tenancy agreement preparation and management
  • Rent collection and arrears management
  • Planned and reactive maintenance coordination
  • Vetted contractor network across all trades
  • Annual gas safety, EICR, and EPC compliance
  • Deposit registration and end-of-tenancy disputes
  • Monthly financial statements and annual summaries
Ideal for

Landlords who want to be completely removed from day-to-day property management, including those who live overseas, those with demanding professional lives, and investors who understand that consistent professional management pays for itself through higher occupancy and better tenant retention.

Development Advisory

Landowners & Developers

Development projects create significant wealth — or destroy it — depending entirely on the quality of advice at the outset. The margin between a well-advised development and a poorly-advised one is rarely the build cost. It is the brief, the planning strategy, the exit timing, and the structure.

Our development advisory service is available to landowners exploring the potential of their sites, private developers working on smaller residential schemes, and investors considering permitted development or conversion opportunities. We bring a transaction-focused perspective: what will maximise value at exit, and what is the fastest credible route to get there?

We work alongside your architects, planning consultants, and solicitors — adding the market-facing intelligence that specialist professionals often lack. We can also assist with securing development finance introductions through our network of lenders and brokers.

  • Site appraisal and residual land value analysis
  • Planning potential and permitted development assessment
  • Comparable sales analysis and GDV modelling
  • Development finance introduction and structuring support
  • Contractor and professional team recommendations
  • Sales and marketing strategy for completed units
  • Exit strategy review and timing advice
  • Conversion and refurbishment cost benchmarking
Ideal for

Landowners who have received or are considering developer approaches, private investors with development potential in existing holdings, and smaller developers (one to twenty units) who want market-facing advisory to complement their technical team. Not suitable for large-scale institutional development projects.

Wealth Structuring

Tax & Succession

How you hold your property matters as much as what you hold. The difference between an efficiently structured portfolio and an inefficiently structured one can represent tens of thousands of pounds in unnecessary tax each year — and hundreds of thousands over a lifetime. It can also mean the difference between an asset that passes seamlessly to the next generation and one that triggers a costly and disruptive probate process.

Our wealth structuring service is delivered by Thomas Adeyemi, working in close coordination with your existing solicitors, tax advisers, and accountants. We do not replace your professional team — we integrate with them, providing the property-specific expertise that generalist advisers sometimes lack.

We advise on the full range of property holding structures, from individual ownership through to SPVs, LLPs, family investment companies, and discretionary trusts. We also advise on stamp duty land tax planning, capital gains tax crystallisation timing, and inheritance tax mitigation for property-heavy estates.

  • Review of existing property holding structures
  • SPV and LLP setup advisory and coordination
  • Family investment company and trust structuring
  • Stamp duty land tax planning and mitigation
  • Capital gains tax timing and rollover advisory
  • Inheritance tax planning for property portfolios
  • Succession planning and gifting strategy
  • Co-ordination with solicitors, accountants, and IFAs
Ideal for

Investors with two or more properties who have never formally reviewed their holding structure, anyone approaching a significant acquisition or disposal, and families where property wealth is a meaningful component of the estate and succession planning has been deferred. Note: this service provides advisory only and does not constitute regulated financial or legal advice.

Market Intelligence

Research & Insights

Most market commentary in the property industry is produced by people who benefit from encouraging you to transact. Agents want to sell. Developers want to build. Mortgage brokers want to lend. Their research reflects those incentives, whether they intend it to or not.

Our Market Intelligence service is written from the perspective of a long-term investor with nothing to sell. Our quarterly research reports cover residential and commercial market conditions across London and the South East, with specific focus on emerging locations, yield compression trends, planning pipeline analysis, and economic indicators affecting property as an asset class.

The service is included as standard for all active Rizelle clients. It is also available as a standalone subscription for investors who want access to independent, practitioner-level analysis without necessarily engaging us for management services.

  • Quarterly London and South East residential market report
  • Commercial property market commentary
  • Emerging location analysis and yield data
  • Planning pipeline and new supply tracking
  • Interest rate and macroeconomic impact analysis
  • Annual market cycle and investment timing assessment
  • Bespoke location or sector research on request
  • Access to Rizelle analyst team for questions
Ideal for

Existing Rizelle clients (included in management fees), independent investors who want access to practitioner-level research without a full management engagement, and family offices seeking a secondary source of property intelligence to complement their internal analysis.

How an engagement works

Most client relationships start with a conversation. Here is what happens after that.

Initial Consultation

A free, 60-minute meeting with a senior Rizelle advisor. We listen to what you are trying to achieve, where you currently are, and what you have tried before. No sales pitch. No pressure. An honest conversation about whether and how we can help.

Proposal

If there is a good fit, we prepare a written proposal within five working days. This sets out exactly which services we recommend, how we would approach your situation, our fees in full, and the expected timeline. Everything is transparent and negotiable before any commitment is made.

Onboarding

Once instructed, we conduct a thorough onboarding: a full review of your existing holdings, documentation, structure, and objectives. You are introduced to your named advisor and the relevant members of our team. This typically takes two to three weeks and sets the foundation for everything that follows.

Ongoing Service

From here, we get to work. You receive regular reports, proactive recommendations, and direct access to your advisor whenever you need it. We review our engagement formally each year to ensure the services remain appropriate for where you and your portfolio are today.
